The rise of flats for rent for tourism is unstoppable in Madrid. Despite the fact that this type of rental is in the sights of public administrations, the data speak and it seems that, more and more, owners decide to offer their flat on rental platforms of this type.
This growth has set off alarms in the hotel sector. Only in the capital itself they already have 13,335 accommodations advertised. From there, apartments and rooms, both private and shared, are already counted. With these data on the table, we see that these accommodations have practically tripled in a few years. And it is that in 2014 there were only 4,790 flats of this type.

Most of these flats are located in areas such as the Centro district, being the neighborhoods of Embajadores, Malasaña, Palacio, Sol, Justicia and Cortes those that offer the greatest offer through these platforms.
The rental apartments, by zones
Although the boom in rental apartments for tourism is booming, the area that is experiencing the greatest increase is Ambassadors. Up to 1,849 ads are counted here. With such a number of flats, it is the area in which more homes are registered, a greater number than can be found in any complete district of the remaining 20 of the capital. In 2014 this number did not exceed 680.
But this is not the only downtown neighborhood that has seen tremendous growth. The rest of the downtown neighborhoods have experienced a very similar increase, a boom related to the phenomenon of gentrification. It is known under this name to the process by which the original population of an area that is usually in the center and is popular in the city is progressively displaced by another with a higher purchasing power.
In this sense, the Embajadores district is the most affected in the city by the population outflow, since it has 9% less than seven years ago. All this means that more than 23,200 residents have left the area since 2010. The result is that these types of rentals have already reached every point of the city without exception and you can see why you can find rentals of these characteristics in the 129 neighborhoods in which Madrid is divided. Beyond Ambassadors, others that also have a large number of rentals of these characteristics are Trafalgar, Arapiles, Almagro, Chamberí Palos de Moguer, Acacias, Delicias and Puerta del Ángel in La Latina.
Specifically, the neighborhoods of Chamberí and Salamanca occupy the second and third position, respectively. Just below the 1,000 accommodations and far from the almost 7,000 that are registered in the center. It is followed by the flats found in Arganzuela, Tetuán or Moncloa-Aravaca.
The most proliferating rentals
As for the type of apartment for rent that we can find through these platforms, say that six out of 10 correspond to apartments that are rented in their entirety, that is, completely, while the rest would correspond to rooms. Of these floors, in 96% of the cases they are private rooms.
Regarding the average rental price of a complete home that can be found on platforms such as Airbnb amounts to 89.03 euros per night. In the case of rooms, the average price would be 40.35 euros in the case of private rooms and 29.78 euros if a shared room is sought.
Regarding the distribution of the floors. A total of 1,821 hosts of these platforms have more than one advertised accommodation and 85 of them have 10 or more.
