The harvest of previews of operating results of developers, started last week, indicates improvement in the company's performance in the second quarter. Cyrela, Direcional Engenharia, Even Construtora and Incorporadora, EZTec, MRV Engenharia and Tenda launched projects with a General Sales Value (PSV) of R$ 5.11 billion, an increase of 44.5% in the annual comparison, and expansion of 50% ahead to the first trimester.

From April to June, sales of the six developers totaled R$ 4.38 billion, with growth of 38.2% compared to the second quarter of last year. In the semester, sales increased 30%, to R$7.76 billion. Only the companies' share in the projects was considered.
MRV, Cyrela and EZTec brought their numbers yesterday, which showed improved performance year-on-year. In an interview with Valor, the co-president of MRV, Rafael Menin, and the financial and investor relations director at EZTec, Emilio Fugazza, said they are optimistic about the real estate market.
MRV – In the quarter, MRV launches rose 5.8%, on an annual basis, to R$ 1.8 billion, the highest PSV recorded by the company for the period from April to June. According to Menin, launches in the second half will be higher than those in the first half of the year. The company maintains the expectation of launches, sales and net revenue in 2019 above last year's indicators.
MRV's net sales increased 2.7% to R$1.32 billion. Cancellations fell by half, to R$ 121 million. In volume, sales terminations were down 51.3% to 816 units, the lowest level in six years. The company registered record production of 10,624 units, an expansion of 18.9% compared to a year ago.

During the period, the main project to be presented, with a PSV of R$550 million, will be the Parque da Cidade residential project, purchased from OR Empreendimentos e Participações, a developer of the Odebrecht group.
By the end of September, EZtec intends to reach the ceiling of its launch target for 2019. The range projected by the company for the year goes from R$ 1 billion to R$ 1.5 billion. “We are going to comply with the 'guidance' very easily”, says Fugazza.
In the second quarter, EZTec recorded net sales of R$372 million, a level not achieved since the first quarter of 2011. “The real price gain has happened again”, says the investor relations director. According to Fugazza, there has been an expansion of sales of releases and inventories of the developer.
Considering the participation of partners in the projects, Cyrela launched R$2.086 billion from April to June, an increase of 112.5% over the same period last year. Net sales expanded by 79.4%, to R$1.9 billion. The company had 84% participation in launches and 75% of sales.
According to Secovi-SP, sales of new residential properties in the city of São Paulo grew 43.7% in May, year-on-year, to 3,100 units. Data from the Brazilian Heritage Studies Company (Embraesp) point to an increase of 50.7% in real estate launches, to 2,594 units.
In the 12 months ended in May, the volume sold had an increase of 19.5%, to 32,642 units, in São Paulo, according to Secovi-SP. Launches grew 32%, on the same basis of comparison, to 30,689 units.
